From a private collection. From a smoke free, pet free and kid free environment. The dust cover shows shelf wear. But the book is clean and tight. There is a name/address written on the first page. Other than that, the book is in very nice condition. If you take the dust cover off that shows shelf wear, the book itself seems like new.
